Calusa Lodge

		Our Mission Statement..... Bay Breeze LLC is seeking investors for the construction of an 11-unit high-end fishing lodge and boutique hotel resort, the Calusa Lodge, on property Bay Breeze owns on Pine Island in Southwest Florida. The Calusa Lodge will be an attractive portal for world-class fishing opportunities and eco-tours. Bay Breeze plans to include a restaurant and food service on the hotel site as well as a 4,000 square foot main activity building. Recreational activities for hotel guests will be provided within Mondongo Rocks, a private aquatic preserve Bay Breeze owns within a set of mangrove islands where Pine Island Sound meets Charlotte Harbor on the south side of Boca Grande Pass. Guests will be ferried to houseboats anchored within the islands for day trips or for a 24-hour experience within Mondongo Rocks, a wildlife and bird refuge that also provides rich fishing opportunities. The total construction budget for the project, not including houseboats, is $3.12 million. Operating costs have been estimated at just over $1 million per year with Income estimated at $2.1 million a year, with an estimated annual profit of $1,092,500. Bay Breeze is seeking a total commitment of $3 million from equity investors so that the entire project can remain debt-free. Pine Island is located in southwest Florida across San Carlos Bay from Fort Myers and such well-known Florida attractions as Sanibel Island and Cayo Costa.
